  • Squatters
  • Expropriation (Eminent Domain)
  • Zona Maritimo Terrestre (Shoreline Zoning law)

Costa Rica beachfront property zoning rules

  • Government owns first 200 meters of Costa Rica beachfront property
  • No construction within 50 meters of ocean
  • Special zoning district required for construction within next 150 meters
  • 50% of development capital must be Costa Rican

Not all beach property is in the Maritime Zone.

Costa Rica beachfront property destined to be a beach home or non-income producing property should be outside the Maritime zone.
